Interpretation

Micro-location: the phase matters as much as the name

Nakheel places Rixos on Dubai Islands. Distinguish Beach Residences from Bay Residences & Villas before comparing. Phase II Beach launched with 331 residences in November 2023; that is not today’s available inventory. For a unit, check actual beach access, orientation, side views, overlooking and neighbouring plots. This report validates no cadastral plan or unit visit and guarantees no permanent view.

Construction: compare dates and scope

Nakheel internal inspections dated 11 June 2026: • Beach Residences: 33.36%. • Bay Residences & Villas: 55.85%.

The tabs and dates were checked on the developer’s page. These are historical measurements, not an October inspection. Nakheel also cites March RERA inspections; their original reports were not obtained for this note. No independent corroboration or phase average is presented. A percentage cannot linearly predict handover.

Interpretation

What the brand does and does not establish

The programme is listed by Nakheel and the Accor Residences portal. That listing is not an independent construction audit. Accor’s general portal terms distinguish the developer from the brand and offer no construction, income or expense guarantee. To assess any brand premium, request the service agreement: inclusions, options, charges, rental rules and consequences of changes to the brand agreement.

Interpretation

Access: distinguish existing routes from announced works

RTA states that three access bridges from Al Khaleej Street were completed in 2020. The new Bur Dubai bridge is separate and was still described as under construction in May 2026. The 80% figure in that update refers to the Al Khaleej tunnel, not that bridge. Its end-2026 target does not prove opening by 8 October. Families should test school and work routes using actually available access; this note validates no door-to-door travel time.

Interpretation

Future supply: compare products without double counting

Bay Grove and Bay Villas indicate future district supply; they are not automatically equivalents to a Rixos apartment. Compare type, area, services, view, phase and schedule. Bay Grove’s 537 phase 1 and 3 homes are included in the 1,154 total: adding them would inflate the pipeline. The table is partial and measures neither unsold inventory, actual completions nor tenant absorption.

Interpretation

Complete cost: general fees and unit terms

DLD lists 2% seller-side and 2% purchaser-side for initial registration; the legal schedule allows a different agreed allocation. Your actual cost must therefore be read in the offer and contract, including applicable additional fees. Annual service charges, branded services, management and financing have not been priced for this unit. A net yield based on an advertised rent would be premature.

Interpretation

Conclusion: a use proposition, not a completed valuation

The proposition to examine is beachfront use and services in a developing district. Fair value remains unestablished: no comparable DLD sale and rental export has been cleaned for this note. Obtain a firm unit price, phase- and area-matched comparisons, the service agreement and an updated schedule. Then stress-test delay, vacancy and charges conservatively. Neither the brand nor future bridges alone validates a purchase.

  • Phase, building and unit ID, registered plan, saleable area and annexes.
  • Orientation, floor, overlooking and neighbouring plot building rights; no cadastral location validated here.
  • Firm price, cleaned like-for-like DLD sales and registered rents with a sufficient sample.
  • SPA, updated handover schedule, recent progress report and contractual remedies.
  • Detailed charges, included/paid services, personal use, rental permissions and management terms.
  • Chosen school, available place and journey tested at school times.
  • Comprehensive nearby supply inventory by phase, unit count, type and verified schedule.
