The Dimitri Gourier approach

Not every project is right for you.

An attractive project may still be unsuitable for your budget, timeline or objective. Your plans deserve analysis before a decision.

A shortlist you should be able to understand.

01

Your situation comes first

Overall budget, cash available, payment dates, objective, holding period and family needs: start with what matters to you.

02

Build the information pack

Brochure, floor plans, dated offer, unit, fees, payment schedule and stated handover. Missing information remains a question to resolve.

03

Compare the evidence

Where data is available, commercial material is compared with official sources, relevant comparables and documented on-site observations.

04

Explain the decision

Reasons to consider a project, its limitations and circumstances where another option deserves attention. The conclusion depends on your profile.

The same criteria for every project.

What the evidence can tell you.

Every assessment item is linked to its sources and review date. Developer statements, estimates and cross-checked information are distinguished. Two websites repeating one brochure are not two independent sources.

The comparison tool shows listing data and, where available, a summary of our desktop pre-assessments. Detailed reports explain sources, discrepancies and limitations. “Not yet documented” does not mean a project is poor or suitable for your circumstances.

Scenarios remain assumptions. An automatic ranking or guaranteed return cannot replace examination of the unit and your circumstances.
