After handover: AED 120,000 in total (30%), divided into 30 monthly payments of AED 4,000. These monthly payments are part of the AED 120,000, not additional costs.

Our documentary assessment

The approximately 28 m² studio has the lowest starting budget but needs careful checks of usable space and storage. The approximately 57 m² one-bedroom doubles the starting price without establishing that rent doubles. The approximately 94 m² two-bedroom adds space for a child, guests or working from home, at an indicative AED 550,000 premium over the one-bedroom. Obtain actual layouts: the supplied file does not contain usable apartment floor plans.

Views and location

Waterfront illustrations and references to marina or mangrove views do not establish a protected view for every home. Check floor, orientation, neighbouring future buildings and the precise unit position. The master-plan image is not a cadastral document. A berth, golf or beach access is not automatically included. Test Dubai commutes during peak traffic; no travel duration is promised.

Advertised amenities

The dossier lists an infinity pool, children’s pool and shaded playground, gym, badminton, shaded table tennis and barbecue garden. Semi-furnished does not mean fully furnished: request an inventory and price any missing items.
