Understand before choosing
Investing in Dubai for beginners: the complete journey
Before choosing an apartment, choose a direction. This journey helps you ask the right questions, use the site’s tools and prepare a discussion about your circumstances.
Editorial update and sources reviewed:
No obligation to purchase. No guaranteed yield or resale.
Where are you starting from?
Choose the situation closest to yours to reach the relevant step. This choice does not determine whether a project is suitable.
Step 01
Who is this journey for?
You are considering your first Dubai purchase, from France or locally. Clarify your goal, available budget and holding period before looking at projects.
Keep this limitation in mind
A property that suits someone else may not suit you. This journey prepares a decision; it does not automatically recommend a purchase.
Update for your case: Update your available funds, commitments and timing before creating a shortlist.
Step 02
Can a foreign buyer purchase in Dubai?
Yes, notably as freehold in areas where foreign ownership is permitted. Have the property rights, registration and seller’s identity checked before committing.
Keep this limitation in mind
A Dubai address alone does not establish foreign freehold eligibility. Buying does not automatically grant residence rights.
Update for your case: Confirm eligibility and applicable rules with the Dubai Land Department for the specific transaction.
Step 03
What total budget should you allow?
Add acquisition costs, any financing expenses, refurbishment or furniture and an available reserve to the property price. Separate the total cost, immediate cash requirement and future payments.
Keep this limitation in mind
An instalment plan does not reduce the total price. Do not rely on a resale or an unapproved loan to meet the final payment.
Update for your case: Date prices, exchange rates, finance terms and quotations. Calculator defaults are assumptions to replace.
Step 04
Which costs come on top of the price?
Request a written breakdown of registration, transfer, brokerage and administration costs, plus bank and inspection costs where applicable. Allow for ongoing expenses too. The resale guide explains costs for that purchase type.
Keep this limitation in mind
Check who contractually pays each fee. Resale charges do not all apply to off-plan purchases; avoid counting any item twice.
Update for your case: Confirm applicable tariffs and taxes at the transaction date. No universal percentage covers every case.
Step 05
Off-plan or an existing property?
Off-plan means buying before completion, with a payment schedule to examine. An existing property allows you to visit the home and observe its surroundings. Compare total cost, intended use and when you need the property.
Keep this limitation in mind
Off-plan brings delay, final-quality and pre-letting income risks. Existing homes require checks on condition, repairs, occupancy and charges. Neither guarantees appreciation.
Update for your case: Confirm each unit’s price, payment schedule, occupancy and stated handover date.
Step 06
How do you check a developer and project?
Look up the project and its progress with the Dubai Land Department or Dubai REST. Have developer and project registration, and the relevant off-plan escrow account, checked. Review contracts and completed developments.
Keep this limitation in mind
Official registration guarantees neither returns nor timely delivery. Several sites copying one brochure are not independent sources.
Update for your case: Date and cross-check progress, documents and commercial information before any payment.
Step 07
How do you choose the right neighbourhood?
Start with future occupants, their journeys, services and budget. Then examine the building, access, neighbouring plots, disturbances and potential construction. The neighbourhood alone cannot determine a unit’s suitability.
Keep this limitation in mind
Views can change. Announced amenities may not be open and travel times vary by time of day.
Update for your case: Check access, operating services and development plans on site; date travel estimates.
Step 08
Gross yield or genuinely net yield?
Gross yield compares theoretical annual rent with the purchase price. For net yield, deduct vacancy, unrecoverable charges, management, maintenance and insurance, then relate the result to total cost. Review finance and personal taxation separately.
Keep this limitation in mind
An estimate is not guaranteed rent. Cash flow after loan repayments differs from rental yield; the calculator is not a tax assessment.
Update for your case: Use recent comparable rents, property charges and dated quotations. Also test lower income and higher expenses.
Step 09
What are the main risks?
Falling prices, vacancy, rising costs, delivery delays, euro-dirham exchange movements and resale difficulties can affect results. Check whether you can still meet payments if personal circumstances change.
Keep this limitation in mind
An asking price is not necessarily a completed sale price. Publicity or brochure scarcity does not remove future competition or the risk of loss.
Update for your case: Review comparable sales and competing supply when deciding. Project announcements do not prove future completion.
Step 10
How do you prepare for resale?
Before buying, identify potential future buyers, competing homes and contractual transfer conditions. Allow for exit costs and the possibility of holding longer than planned.
Keep this limitation in mind
Resale may take time or cause a loss. Off-plan payment or approval conditions may restrict assignment before handover.
Update for your case: Update assignment terms, outstanding finance and comparable transactions when considering a sale.
Step 11
How can you buy from France?
Prepare identification, source of funds, finance and contract review. Confirm signing and transfer procedures with authorised parties. If a power of attorney is needed, check its scope and authentication requirements.
Keep this limitation in mind
A video viewing cannot replace every check. Independently verify the payee and payment details before transferring funds.
Update for your case: Required documents, bank requirements and formalities vary; obtain a written checklist before signing.
Step 12
Which tax topics require professional advice?
Have tax residence, rent, possible capital gains, reporting duties, ownership structure and succession reviewed. Where France is involved, consider the treaty alongside French rules.
Keep this limitation in mind
Buying in Dubai does not automatically remove French obligations. General information cannot establish a personal exemption.
Update for your case: Check rules and personal circumstances at purchase, during letting and on sale. Qualified professionals must confirm personal legal and tax matters.
Step 13
Next step: define your strategy.
Gather your objective, available funds, overall budget, holding period and acceptable risks. The existing questionnaire prepares a conversation before any property shortlist.
Keep this limitation in mind
An enquiry is neither a reservation nor a suitability assessment. Postponing or deciding not to buy remains an option.
Update for your case: Date and verify property data before deciding; revisit a shortlist if your situation changes.
