One or two bedrooms: what changes?

The two-bedroom reference costs AED 270,000 more, approximately €65,600.

The advertised area increases from 52 to 73 m², with another room to consider for a child or office. Check storage, living space and balcony allocation: 73 m² can remain compact.

The three-bedroom, starting at AED 4 million, needs comparison with other large apartments and houses in that budget.

How is payment presented?

The brochure lists two alternative options. Their deposits are not cumulative. Obtain a confirmed schedule before reserving.

Option 1 — 20% booking deposit

The brochure labels this “NON PDC”, with an 80% balance. For an apartment priced at AED 1,130,000:

What does “1% monthly” mean?

On the same reference price: AED 11,300 per month, approximately €2,700.

This illustrates the monthly percentage in the brochure; it is not a confirmed schedule. Duration, other instalments and the completion balance need clarification.

Before reserving

The brochure does not explain how the balance fits before the advertised Q3 2029 handover. Property Finder shows a different allocation with post-handover payments. Request a single confirmed document showing unit price, deposit, every payment date and amount, completion balance and any post-handover terms. Examples exclude fees.

Location and daily life

Majan is in Dubailand near the Sheikh Mohammed Bin Zayed Road corridor. IMG Worlds lists its E311/City of Arabia location: a regional leisure reference, not proof of walking proximity. Views, developer and competition

Inspect unit orientation, adjacent buildable plots, road noise, usable interior area and furniture warranties. Zoya states entry into Dubai in 2024; its wider experience is not evidence of a delay-free local record. Request completed work and contractual protections. The competing 2029 supply and signed rental comparables still need investigation; no guaranteed yield is quoted.

The DLD sale registration rate is 4%. Confirm allocation between the parties and applicable extras.
