Micro-location: district, building, apartment

Sobha places the Skyvue collection in northern Hartland II. The community plan places the district relative to major roads but does not certify building rights on neighbouring plots. Identify the unit’s floor, orientation, outlook, building entrance, parking access and actual distance to amenities. This report includes no site visit or cadastral verification of a unit. A view illustration is not a legal restriction protecting that view.

The comparison that changes how to read the price

The Spectra page lists an AED 2.29m starting price, subject to availability, and a one-bedroom type A plan totalling 506.65 sq ft including the balcony. The Skyvue catalogue lists 869.9–1,711.9 sq ft for Spectra. These same-developer publications do not clearly describe the same scope. A difference between plan range and available inventory is possible but unconfirmed. We therefore do not pair the lowest price with the smallest area to manufacture a price per square metre.

Interpretation

Planning: distinguish corridor, district and actual access

RTA announced the opening of the Ras Al Khor–Nad Al Hamar flyover in February 2023. The May 2026 Blue Line update describes construction and service including Dubai Creek Harbour. These are contextual facts at different scales: neither establishes a station at Spectra nor a commute time. The base case should work with verified access; future infrastructure remains a development to monitor, not assured capital appreciation.

School identified, journey still to validate

Hartland International School appears in the KHDA directory and publishes an address in Sobha Hartland, Nad Al Sheba. This corroborates the school’s existence; it does not place it inside Hartland II. Families still need to confirm availability, academic year, transport and the journey from the actual residence entrance at school times. No journey time in minutes is validated here.

Interpretation

Future supply: alternatives and district timing

The programmes below are a sample of announced supply, not the complete available inventory. Nearby completions may enrich the district while giving tenants and buyers more choice. Assessing that effect requires completed units, types, actual sale prices, registered leases and occupancy timing. A programme list alone cannot establish either shortage or oversupply.

Value: the transaction work still required

The DLD portal was consulted, but no transaction export was obtained and cleaned for this note. No median, discount or absorption rate is published. The next check should isolate same-segment sales, separate off-plan from resale, use consistent area definitions, remove duplicates and non-comparable records, then disclose the period and sample size. An asking price must not become an achieved price.

Conditional decision and budget resilience

This note supports examining a unit, not reserving based solely on the programme presentation. Obtain the written offer, contractual plan, payment schedule, charges, recent inspection and complete budget. Also test delayed handover, slower letting and higher-than-assumed charges. Without these amounts, no yield calculation or affordability validation is produced. A cash buffer should remain after each payment.

  • Exact DLD/RERA project number, recent inspection and escrow verification.
  • Written unit offer, contractual plan, payment schedule and resale/assignment conditions.
  • Detailed estimated service charges, parking, maintenance and included services.
  • Comparable transaction sample separating off-plan/resale and consistent area definitions.
  • Approved site plan and neighbouring plot development rights, heights and setbacks.
  • Dated site inspection: access, noise, orientation and school/work routes at actual times.
  • School availability, fees and transport for the family’s intended academic year.
