Arancia within The Yards
Arancia Yards is BEYOND’s first residential cluster within The Yards masterplan in City of Arabia, Dubai. It has three low-rise buildings with one- to three-bedroom apartments. Separate the residence’s facilities from those planned for the broader destination. Dimitri’s video specifically discusses Arancia The Yards.
Announced scale — checked 14 October 2026
BEYOND’s 8 June 2026 announcement describes 1,560 homes across The Yards, including 272 at Arancia, a one-kilometre green spine and a 4,200 m² sunken garden for the first cluster. The stated 70% landscaped open space is masterplan-wide, not private apartment area. These are developer announcements, not evidence of delivery.
Price, payment and completion
The official Arancia page states Q4 2029 completion. Reviewed sources do not supply a usable price list or payment schedule. Both remain on request. Obtain a dated unit offer covering area, price, payments, fees and cancellation or assignment terms.
Our assessment: layouts and views
Study the relationship between low-rise design, outdoor space and actual use. Compare corners, floors and garden units using dimensioned plans: privacy, storage, living-room depth, sunlight and upkeep. Garden renders do not certify unit views, and busy courtyards can mean activity or noise. Furnishings in a render are not an included furniture inventory.
Location and transport
City of Arabia is not DLRC or a waterfront district. Test the real access roads, school and work journeys and already operating services. The announcement references future transport expansion; this page does not confirm an operational walkable metro station. Developer travel minutes are not independently checked commutes.
Investment questions
A masterplan can create amenities and competing supply. Compare phases, delivery dates and nearby products. Include service charges, maintenance, possible furnishing, management and vacancy. Without rental comparables and verified transactions, a yield claim would be premature. Neither a quick resale nor capital growth is assured.
