One masterplan, several timelines
Arada’s announcements describe homes, retail, schools, leisure and offices. Some facilities exist; others remain in development. Its 12 March 2026 announcement distinguishes new buildings, the sports park and Madar Mall. A masterplan drawing does not prove a facility is open.
Schools and family life
SABIS International School–Aljada is part of the community. Check curriculum, places and fees for your child; proximity is not enough. Confirm school transport and the walking route from your building. A planned school does not mean an available place.
Nesba 1: a concrete dossier to compare
The Nesba 1 page provides indicative brochure prices, areas, images and payment amounts. A timeline discrepancy is disclosed. The Aljada video presents the community, not a verified tour of the Nesba unit.
Thirty minutes to Dubai? Test your own route
The video title mentions a travel time, but Dubai is too broad a destination for a guarantee. Test your specific work route in both directions on weekdays, allowing for parking and the school run. A location that suits one household may not suit another.
Buying to live or to rent
For personal use, prioritise layout, privacy, services and full cost. For renting, compare like-for-like homes, charges, vacancy and future competing phases. Confirm acquisition rights and transfer terms applicable to you in Sharjah. Community development alone does not establish rent or yield.
