Announced opening: September 2027

Wynn Al Marjan Island is in Ras Al Khaimah, not Dubai. In its second-quarter results released on 4 August 2026, Wynn announced an expected September 2027 opening, superseding earlier early-2027 schedules. This remains a forward-looking timetable. The resort combines accommodation, dining, entertainment and gaming; its appeal is broader than its casino.

Billions: understand what the figure measures

Wynn described a $5.1 billion development in its 9 January 2026 release. This historical figure is neither money already fully spent nor a valuation guarantee for neighbouring homes. Later reporting indicates a budget revision, so we do not present $5.1 billion as a definitive current budget. The 4 August results also distinguish Wynn’s cash contribution to the joint venture from the overall resort cost. For two apartments, the casino budget never replaces comparable transaction prices.

Our assessment: three mechanisms to test

International visibility may support interest in the destination. Tourism may create accommodation demand. Resort activity may also generate employment-related housing needs. These are different audiences: a high-spending visitor, an employee and a family do not need the same apartment or pay the same rent. Our approach is to identify a plausible audience for the unit, then check whether its budget matches the asking price. Hotel success does not automatically translate into residential returns.

What we check before selecting a unit

We examine actual access to the resort, the unit’s view and plots that could alter it, layout quality, charges, furnishings and operating conditions. We then compare completed homes and genuinely competing upcoming deliveries. A convenient payment plan does not fix an excessive price. Rental underwriting needs a conservative scenario including vacancy, maintenance and management; resale planning needs a liquidity assessment and transfer conditions. Neither price appreciation nor yield is guaranteed.
